One big factor in favor of vacation rentals is that very often a rental vacation, works out to be much cheaper than a comparable hotel stay. Hotel tariffs are higher because they have higher overheads including regular maintenance and staff salaries. Today, a good percentage of vacation rental bookings are generated through both free and paid vacation rental sites. Vacation Property owners are spoiled for choice as there are many sites to advertise their property. A recent survey among vacation rental owners has revealed that on an average property owners list their properties on at least 3 paid sites. Paid listing sites proved to very popular with around 75% of vacation rental property owners using such sites. At the same time, Property owners also took advantage of free vacation rental advertising sites with more than 85% of property owners advertising on such sites. In fact a good majority of them advertised in more than 5 sites. Let us discuss the various types of free vacation rental advertising sites presently available. Free vacation rental sites: Such permanently free sites generate revenue by advertising especially Google ads. Some free rental sites include an offer to upgrade your listing to paid listing after a period of time. On the whole, such sites offer good value for money. Free trial sites: Some sites offer a free trial period of about one to three months. The idea is that the free trial period will give the property owner not only a feel of the site but generate enough number of inquiries so that the property owner feels enthused to sign up for a paid listing once the free trial ends. Vacation rental experts recommend that you sign up for a free trial during the busy vacation season. The busy period should generate a fair number of queries. The number of enquiries generated and actual bookings made for your property will give you a good idea of whether to go in for a paid rental listing with the website. New sites: With the popularity of vacation rentals, new websites are constantly coming up. These sites typically offer vacation property owners free listing on their website for up to a year. The intent is to populate the website with enough properties and popularize the website. Once the website gets established, the website owners move to reduce the free listing period and introduce paid listing. There is nothing to lose by advertising on such sites. Free Classified Listings: These sites offer free classified listings and are quite effective. An example of such a site is www.craiglist.com When you advertise your property on a vacation rental site, you should ideally highlight the best features of the house, and include features like pool tables, swimming pools and nearby beaches. These extra features make your property stand out and attract renters. Remember to include your rental rates, and contact information. Testimonials from old customers can also help convince prospective renters and swing the deal in your favor |
